Have your say about the future of Kelvin House and Ogden House

We’d like to hear your views on the future of Kelvin House and Ogden House.

We’re asking everyone who lives in the buildings to share their experience. Your feedback will help us decide the future of the buildings.

Why are we reviewing the buildings?

  • The cost of day-to-day maintenance is increasing due to the age of the buildings.
  • The buildings need lots of investment to meet the new building safety laws. We’re doing the safety work that needs to be done in the short term, but longer term it would mean spending a huge amount of money and lots of disruption.
  • Some systems, like heating and lifts, are starting to fail. Repairs are becoming more complex and are taking longer because of the buildings’ age and because parts are harder to find.

If you rent from us....

The options we’re considering for the buildings and what they mean for you

Option 1

Demolish the buildings

If this option is chosen:

  • We’ll keep you updated at every stage
  • We’ll support you to find a new Incommunities home that suits your needs
  • If you’ve lived there for at least 12 months, you’ll get £8,100 to help with moving costs
  • We can help arrange practical support, such as a removal service

Option 2

Spend the money needed to bring the buildings up to safety requirements

If this option is chosen:

  • Work would focus on structural and fire safety
  • It would not include improvements like new kitchens or bathrooms
  • The work could take several years and may cause disruption
  • We’ll keep you updated throughout

If you're a leaseholder...

The options we’re considering for the buildings and what they mean for you

Option 1

Demolish the buildings

If this option is chosen:

  • We recognise your rights as a leaseholder are different from tenants, and we’ll work with you in line with these
  • We’ll keep you updated at every stage
  • We’ll offer to buy back your home at full market value, based on an independent RICS survey
  • We’ll pay reasonable legal costs to support your move
  • Where appropriate, we’ll assist you to find alternative accommodation for you or your subtenant

Option 2

Spend the money needed to bring the buildings up to safety requirements

If this option is chosen:

  • It would not include improvements like new kitchens or bathrooms
  • The work could take several years and may cause disruption
  • We’ll keep you updated throughout
